Skylark Cottage sleeps a maximum of 2 guests, no children or pets.
Due to the internal design of Skylark Cottage it may not be suitable for some disabled people, please telephone or email the owners prior to booking if you to know more about this.
There is strictly no smoking throughout property.
Your rental includes all bed linen, towels, toiletries, tea towels, electric heating and freeview TV.
We leave some teabags, coffee, sugar, salt and pepper, bin bags and cleaning materials to get you started - you can find anything else you need in nearby Broadford.
Arrival and Departure
The house will be available for you from 4.00pm on your holiday start date. If you plan to arrive much later please do let us know in advance. The house needs to be vacated by 10.00 am on your day of departure to allow us time to prepare for other guests. The normal weekly booking is Saturday to Saturday however we may be able to accommodate other arrival days out of peak season.
No Pets are allowed
An initial deposit of £100 is required to secure the property at the time of booking.
Payment of the deposit is confirmation that you have read and accepted these terms and conditions.
Payment can be made by contacting us directly or using the online booking system.
The balance of the payment is due no later than 6 weeks prior to your arrival. Bookings made within 6 weeks of arrival will require to be settled in full upon booking. Payments not received by the due date will forfeit the deposit and the booking will be cancelled.
Good Housekeeping and Care of the Property
We clean and inspect the house before each arrival. By booking with us you agree to leave the property in a clean and tidy condition.
We ask that you report any breakages or damage during your stay so we can rectify them before the next guests arrive.
We don't usually charge for light accidental damage. We do reserve the right to charge for damage that would not be considered to result from normal wear and tear with any additional costs that may be incurred.
Changes and Cancellation
You can make changes to your booking dates, provided an alternative is available, up to 6 weeks prior to your arrival at no additional cost. Changes within 6 weeks of arrival are not permitted.
Cancellations made after your booking has been accepted will incur the loss of your deposit. Cancellations made after final payments have been paid will be charged as follows:
29-56 days = 50%
15-28 days = 75%
1-14 days = 90%
Arrival date or later= 0%
We recommend that you take out appropriate holiday cancellation insurance at the time of booking.
The use of amenities we provide at the property is entirely at your own risk and we do not accept responsibility for any injuries to persons or loss or damage to any belongings of persons who use them. We shall have no liability for death, personal injury, damage or loss of personal property (including motor vehicles), of you and your party whilst you are staying in the property.
If the property should not be available owing to damage by fire, storm or for any reason outside our control (including so called Acts of God) or for any reason we are not able to comply with this agreement, we shall refund to you the full amount of the monies paid and our liability is limited to the refunding of such monies. We do not accept any liability for compensation or refunds for part or full loss of your holiday.
Cancellation by Us
a) We are entitled at our sole and absolute discretion to refuse to hand over to you, or to repossess the property (which includes the fixtures, fittings, furnishings and decorations) if we reasonably believe that any damage is likely to be caused, has been caused or is being caused by you or any members of your party. These circumstances will be treated as a cancellation by you. No refund of any monies paid in respect of the booking will be made and we will not accept any liability to you as a result of this situation arising (including for example any costs or expenses incurred by the guests or members of the group due to not being able to occupy the property). In this situation we are not under any obligation to find alternative accommodation for you or your party.
b) If we are prevented, because of circumstances beyond our reasonable control, eg (fire damage, drought, interruption of utility supplies, Acts of God) from putting the property at your disposal, we shall refund the hire charge in full and you shall have no further claim against us.If we are unable to make the property available through any other reasons we will provide as much notice as possible and will refund any monies paid in full.
Right of Entry
We reserve the right to enter the property at a time agreed with you to carry out any repairs or maintenance.
